Renovating a Pre-1990 Building? What Contractors Should Check Before Demolition Begins
Opening up an older building is rarely as predictable as the drawings make it look.
A wall comes down, and there is old pipe insulation behind it. Ceiling tiles are removed, and an unfamiliar material is exposed above them. An attic that was supposed to be straightforward contains vermiculite insulation. A section of drywall comes out, and suddenly there are questions about what was used in the original construction.
For contractors working on older residential, commercial, or institutional buildings, these discoveries can change the scope of a project quickly.
That is why the time to think about hazardous and contaminated materials is before demolition begins, not after a crew has already disturbed something.
A good pre-demolition plan is not about assuming every older building is dangerous. It is about knowing enough about the property to avoid unnecessary exposure, interruptions, and surprises once work is underway.
Start With the Age and History of the Building
The construction date is a useful starting point, but it should not be the only thing you look at.
A building may have been renovated several times. An addition could have been built decades after the original structure. Mechanical systems may have been replaced while other materials were left untouched. Previous repairs can also introduce materials from completely different periods.
If the building dates from before 1990, or portions of it do, contractors should pay close attention to materials that will be cut, drilled, sanded, removed, demolished, or otherwise disturbed.
In Ontario, project owners have responsibilities concerning designated substances before construction work begins. For asbestos specifically, Ontario Regulation 278/05 establishes requirements that apply to construction, demolition, alteration, repair, and other work where asbestos-containing material may be encountered.
For the contractor, the practical point is simple: don't make assumptions based on appearance alone.
Know Where Asbestos May Turn Up
Asbestos is often associated with insulation, but that is only part of the picture.
Depending on the building and its history, asbestos-containing materials may be found in areas such as pipe and mechanical insulation, ceiling materials, flooring, drywall joint compounds, fireproofing, cement products, and other building components.
The material may also be concealed.
A finished wall can look completely ordinary while older materials remain behind it. A mechanical room that has been modified over the years may still contain original insulation around pipes or equipment.
This is where pre-renovation information becomes important. Ontario's asbestos regulation requires building owners, before tendering or arranging certain demolition, alteration, or repair work, to determine whether material likely to be handled, disturbed, or removed is asbestos-containing material, subject to the requirements of the regulation.
If suspect material is discovered after work has already started, don't treat it as just another demolition obstacle. Stop and determine what you are dealing with before continuing work that could disturb it.
Don't Overlook Vermiculite in Attics
Attic work deserves its own conversation.
Vermiculite is a lightweight, loose-fill insulation that may be present in older buildings. Some vermiculite insulation has been associated with asbestos contamination, which means finding it during an attic renovation should change how the area is approached.
It should not simply be shoveled out, swept up, or vacuumed with ordinary equipment so the insulation contractor can get started.
If vermiculite is present, have the situation properly assessed before disturbing it. That is particularly important when the renovation involves rewiring, installing new insulation, changing ventilation, opening ceilings, or performing other work that will affect the attic.
Addressing the issue early makes far more sense than discovering it after workers and equipment have already moved through the space.
Look for Moisture and Mould Before Closing Things Back Up
Not every concern in an older building is asbestos-related.
Renovation work often exposes evidence of past or current moisture problems: staining behind drywall, deterioration around windows, wet insulation, roof leaks, plumbing leaks, or mould growth in areas that were previously inaccessible.
The temptation on a busy project can be to remove the visibly damaged material and keep moving.
That can leave the underlying problem unresolved.
If mould is discovered, the extent of the affected area and the moisture source both matter. Installing new finishes over a space that still has a moisture problem can set the project up for another failure later.
This is one reason demolition and environmental work need to be coordinated. What is uncovered during demolition can affect what should happen next.
Consider Lead and Other Contaminants
Older coatings and building materials may also raise concerns about lead, particularly when renovation involves sanding, scraping, cutting, or demolition.
Contractors should also pay attention to signs of animal activity.
Attics, abandoned areas, wall cavities, roof spaces, and other seldom-used portions of a building can contain animal droppings, nesting materials, carcasses, and other contamination. Removing the animal does not automatically make the space ready for construction.
If a crew is expected to work in that area, contamination should be addressed as part of preparing the work environment.
The same principle applies across the project: if you don't know what a material or contaminant is, find out before turning it into dust.
Think About the HVAC System Before Demolition Starts
The HVAC system is easy to forget when everyone is focused on walls, floors, ceilings, and structural work.
But demolition produces a lot of dust.
Drywall dust, sawdust, insulation fibres, and fine construction debris can migrate beyond the immediate work area. Registers, returns, ductwork, mechanical equipment, and overhead spaces all deserve consideration when planning dust control and cleanup.
On larger commercial and industrial projects, specialty vacuuming may also be needed for areas that ordinary construction cleanup cannot adequately address.
Planning for this before demolition can make final cleanup much more manageable and help prevent construction debris from being left in areas that are difficult to reach once the project is complete.
A Few Questions Before the Crew Starts
Before beginning demolition in an older building, contractors should be able to answer some basic questions:
- What portions of the building are being disturbed?
- What is known about the age and renovation history of those areas?
- Has information about designated substances been provided and reviewed?
- Are there materials that require further assessment before work begins?
- Are there signs of mould, water damage, or animal contamination?
- How will dust and debris be controlled?
- Could the HVAC system or other building areas be affected by the work?
Those questions take far less time to address before demolition than after an unexpected material has been disturbed.
